I'm kinda disappointed they didn't do more with their toilet. Everything else has some type of gold or silver trim on it. Why not the throne?

Tribe real estate people.... is there a way to confirm if the listing agent has received other offers?

I understand that disclosing the details would be a no go...but is there something to confirm that the other offers are real and not fabricated to manufacture a bidding war, etc?

there really is no way of knowing if other offers are BS or not.

There is nothing stopping the neighbour from making a low ball offer for example.

Since the offer amounts are not made public it is impossible to tell.

That said for the whiners of bidding wars, in Australia where bids are open, prices end up 7% higher due to the public emotion of "winning it" vs the hidden part of closed bids, so we dont' have it so bad.

(Stryker not saying you're one of those whiners at all - just hearing a lot of complaints about it lately)

I also love when people throw around numbers as per what a house is valued at at the most when in reality it sells for more.

can you imagine some woman totally losing it in there (think Paris Hilton with the runs), squatting over the seat, spraying shit everywhere... then the maid has to come in and clean it up while the perverted arab prince husband films it on his cellphone to show his cousins back home

no offense taken. We put an offer on a property on Monday. At the time the listing agent said there were no offers, he called back an hour later and said that there was an old offer that expired and he gave them a courtesy call. They decided to put in an other offer.

The listing agent seems dodgy as fuck. Like one of those guys who ends up on an undercover sting on Marketplace..lol

We called his bluff and kept our offer as if there wasn't any competition. We got the place. Pending the inspection we'll be moving in on July 15th.

Austrailia was crazy, they do auction style and everyone complains about it

Crazy is right..don't know if this is still allowed, but my Aussie friend told me that me that they were able to buy in Melbourne with nothing down and got 100% mortgages..

hey stryker,

no idea if the other offer was bunk in your case, but we sold our condo a few weeks back and we'd been on the market a month when someone came with an offer. that prompted our agent to call another interested party and within an hour they had made an offer as well. in the end we took the first offer without sending people back or anything though in our case the first people bumped their price up because of the second offer

from the buyer's perspective it would have seemed even more fishy than your situation since the second offer came from our agent's clients, but they were legit, had done two showings and we knew they were interested, and the situation was just a matter of someone on the fence being triggered to offer as a result of another offer.

anyways, just saying that it may have been a legitimate second offer but glad you got the house for your price

I still say the market is crazy. I could not move into my house if I was buying today. Thankful we bought when we did.

Kyfe and Kuba, how much over asking will this go for? I hear their neighbor is an absolute delight.

To be fair I am just like you a property owner that takes an active interest in the housing market. I have no real estate knowledge so I can really on speculate. it seems quite similar to the previous house based on what I can see I'd guess somewhere around $610-620

Jennika....there's a good chance the offer was real, but the listing agent just seemed so dodgy that giving him the benefit of the doubt was difficult.

I'm now officially a 905-er, with kids and a minivan on the way. I guess a pickup truck and a duck dynasty beard are next on the list....lol

The hobbit house on Simpson avenue has a sold sign on it now. Can anlyone look up the what it sold for? Just Curious.

Coach House just up the street from me for sale at $3.495M plus maintenance fees! (MLS® C2561388) To live in someones backyard. Probably over priced by at least $600K if not $800K. I hope this guy takes a bath on this. Not even sure how he got this through city approvals to build this place (pay off central).

At least he had some what of a sense of humour about this whole process as when the neighbours were complaining during the building of it he put up a pirate flag :)
They dropped it ( MLS®: C2596692 ) to $2.9M a month ago and to $2.6M today - I can't see how people would take the house that seriously with price drops like that and then you start to question the quality of it all. If someone can just afford to drop it like that and still be making a good profit margin.

So my sister made an offer on a condo along Fleet St. Conditional on status check. Turns out this condo has had falling glass from their balconies. The building is coming out of Tarion warranty but the developer has agreed to replace the balcony guards. The City has ordered that all issues relating to the balconies be fixed and all access to balconies be banned until it's done. What level of repair is required is not known.

The developer also passed a Condo Corp bylaw limiting how much money the Condo Board can go after the developer for. The original board that passed the bylaw was appointed by the developer. The current board are now in court proceedings to overturn that bylaw.

Should she walk away? I told her she should be ready to walk unless she gets full disclosure of financials impacts related to repair and the court case and ask for $10K off the price.

What would you guys do?

so my sister has a date setup with this guy for friday night. apparently he is a raging alcoholic with anger issues and a history of violence. he also hasn't paid taxes in 9 years, can't go to new york state as there is a warrant out for his arrest there, and he has 4 kids with 2 other women.

he's offered to take her to red lobster.

what would you guys do?
