found a place i think i'm going to buy...

i've never bought a home/condo before


anything i should know? advice? tips?

I just bought one last week.
Advice.. umm I dunno...make sure you have 10k in your bank account as soon as you put an offer down.

condos are a good forced savings plan at best, in most cases buying is better than renting....let me know if you have any questions about whether or not it's a good decision for you.

I'll agree and the market is in the beginings of becoming soft again. Usually when this happens it's the condos that are the hardest hit.

At the end of the day what really matters is what you want out of the place. Talk to Kuba if you need any mortgage help, he did a great job helping me out and explaining everything I wanted to know.

Realtors are a dime a dozen, I used Matt & Ben and they were fantastic, I told them what we wanted and they kept searching till it came up and make the negotiation process a snap.

If you need a lawyer, I have an excellent one in Brampton and she was by far the least expensive and even took care of bill transfers for hydro, gas water etc.

These are the 3 people you'll need to help you make the right decision. If you want any add'l info shoot me a PM. I went through everything 1 1/2 yrs ago and I constantly hear peoples stress and horror over buying a home. Luckly it was a very easy process and made buying a home enjoyable.

I'm planning on putting 20k down. ;)

alexd is right... when you look at maintenance fees? Houses are cheaper.. Odd but true.. Check out houses first, include what you would spend every month on maintenance and trust me, you probably could afford a house..

Better turnover..and you can decide how much to spend on 'maintenance'

check the appliances - they may need replacing shortly (i had to buy a new fridge in less than 2 years of getting my condo).
also check for hidden stains. when i got my place there were all these carpet stains - some which were hidden by furniture previously and others which i think were the result of a moving out bash.

Christ.. Love how so many are so negative here.. If you have an opinion, voice it, but be specific. You're helping out a fellow triber right.. NO negativity needed. He's asking for an opinion? I would too. It's a scary thing buying a place... I've done it and got screwed. A little leery at this point..

arrogance breeds negativity, you can bet I know something about the home buying process. I'm sorry if it sounded rude, but the advice you gave was general and non-specific as well. It depends on the area you'd like to buy...if you buy a house, expect to pay a huge amount of money....if you choose a building that doesn't have a tremendously huge maintenance fee(300 and less) you shouldn't worry about it because you'd be paying the bank that in interest anyway(i work for a bank, and have been in realestate lending for the last 5 years). It a situational deal, dependant on area of interest, downpayment, future plans(chance you will stay in one place), and investment quality.

Although Ev, truly.. Good luck.. It's a guagmire you're jumping into.. ( I always depend on my best friend in RE. He's awesome).. And right now? He's been telling me to wait until the market tops itself..
