LF: nice 1 bedroom apt for rent - close to transit/subway

My friend is looking for a 1 bedroom apt to rent (maybe 2 bedroom depending on price).

Preferably:

-a newish condo apt., or an apt. in a nicely kept, clean building. (no creepy crawlies!)

-not too loud (i.e. not full of students - as my friend is a working professional 30+)

-close to transit/streetcar or subway and not too far out from downtown. (A little bit east or west OK, or north i.e. midtown).

-no basements - she lives in one now and has to leave due to health issues.
